You’re almost at the finish line, an offer is on the horizon! Now it’s down to careful negotiation to get the asking price or better. A healthy dose of experience is required at this stage to make sure all the paperwork is in order to close the deal. As agents, we recognise we have an obligation to use our best endeavours to ensure that both buyers and sellers achieve their respective objectives in terms of financial, timescale and logistical issues, for example, furnishings and inventory of contents to be included in the sale. Counteroffers and counter-responses are always approved before being presented to either party. Our intention is to ensure there are no ‘surprises’ throughout the negotiation process. We liaise with the legal representatives of both parties to ensure that they are constantly updated. It should be noted that Team España is not a tax advisor and therefore not qualified to advise on such matters. We would advise all buyers and sellers to seek specific advice from a registered, accredited tax consultant or consultancy.
To maintain a position of strength, we will go into the negotiations with follow-up considerations already taken into account to prepare for any potential counteroffer. For example, is this a one-time offer? Have any fixtures, fittings and furniture been accounted for in the offer?
All of the above and more will be included when considering an offer and the strategy thereafter.
